The Self-Storage Advisory Group of Cushman & Wakefield has been exclusively retained to offer for sale the Hines Self-Storage Portfolio.

This portfolio presents a unique opportunity to acquire fourteen physically stabilized self-storage properties and newly constructed facilities in the densely populated Sun Belt. The Portfolio encompasses up to 10,309 rentable units in high-visibility locations throughout Texas where self-storage is in near-constant demand and driving excellent yields.

As the second-largest U.S. state by both area and population, Texas boasts year-round temperate weather and an affordable cost of living which draws a steady influx of new residents. In fact, the Dallas-Fort Worth metroplex (home to 7.6 million residents) ranked top in the country for overall population growth in a metro area with 97,290 people added between July 2020 and July 2021.

This portfolio serves the growing “Lone Star State” with a mix of various well-known national brands managing the facilities, including US Storage Centers, Cubesmart, Extra Space, and Public Storage. The facilities include climate-controlled options to protect personal belongings against the intense Texas heat. RV parking and vehicle storage is also available at some locations. Additionally, each facility is equipped with state-of-the-art security systems, including 24/7 video recording.

These 14 facilities are newer, having been completed in the mid-2010s. The remaining property is under construction and is slated to be completed early next year, with prime locations in Frisco, TX.

In total, the portfolio offers considerable upside in management, operations, and revenue enhancement in one of the nation’s fastest-growing regions.
